Commercial Carpet Cleaning Errors

There are many mistakes we can make that will make carpets appear older than they really are. The most common mistake made is not vacuuming enough. It is important to vacuum the carpet regularly, as almost 90% of its soiling is made up of dry soil. Dry soil is easily removed by vacuuming. Vacuuming is important to remove dry soil. Victor Nugent, owner of AJS Carpet Cleaning, Inc. in Orem, Provo Utah, says: “Remember, using water turns dry soil into mud, and mud is harder to remove than when it’s dry.” A wet carpet will also attract dirt. Do not expect the carpet to be as good looking as a properly maintained one if the cleaners in your building do this.

Not all vacuuming methods are equally effective.

Take note: If you vacuum improperly, the synthetic fibers used in commercial carpets can get scratched. The fibers can no longer be repaired and the carpet cannot return to its original look.

The problem is not just dry soil removal. Many more mistakes can be made during intensive cleaning. Another of these mistakes is using too much soap or water, and then not rinsing well enough.

The soap will continue to attract soil if it is left on the floor. It’s a costly mistake. According to the manufacturer’s disclaimer of warranty, improper cleaning can void the warranty.

A second mistake that is made during deep extraction of water when wet-cleaning occurs, is using too much pressure. The adhesives in the carpet foundation are affected when you apply too much pressure. Mold and mildew can grow in the surrounding areas if the water has not been completely removed. The carpet can be slippery, which could lead to an accident.

Low moisture cleaning and encapsulation methods are the answer. It should be treated with the same care as everything else.

Be aware that mistakes can be made depending on whether the objective is to maintain, clean the surface or thoroughly deep-clean the carpet. The disadvantages of low moisture cleaning or encapsulation are that the chemicals used over time can degrade the carpet. This process involves spraying the chemical into the carpet, and waiting until it crystallizes or “encapsulates” the soil. This method is less water-intensive than other carpet cleaning methods, such as the hot water extraction.

If time is an issue, this isn’t the process for you. It takes nearly 24 hours to dry the chemicals and encapsulate the product. The crystals will then be easily removed by vacuuming.
